A 52,000 sq ft manufacturing and research facility at Rotherham’s Advanced Manufacturing Park demonstrates how effective cost management can turn complex industrial schemes into long-term growth assets.

The facility integrates manufacturing, testing, distribution, and office functions in a purpose-designed environment, giving Vulcan Engineering the capacity and infrastructure to support future growth.

Delivered within an 11-month programme and achieving BREEAM Excellent, the project highlights the importance of balancing cost, programme, operational performance, and sustainability.

For developers and occupiers, this balance is increasingly critical to successful industrial investment.

Cost certainty from day one

Monaghans provided quantity surveying services from early cost planning to handover, working with Vulcan Engineering and the wider project team to maintain value and cost control.

On schemes of this scale, cost certainty starts before construction. Early decisions on specification, procurement and design have a direct impact on cost and value.

Our role was to identify opportunities to create value and challenge expenditure without weakening the project’s objectives.

This collaborative approach helped the team manage challenges and realise significant savings without compromising quality or operational performance.

Designed for growth

Industrial developments must now deliver more than floor space.

For occupiers, buildings must support current operations and future growth. For developers and investors, specification, performance, and long-term asset value must be considered together.

Vulcan Engineering’s new facility consolidates manufacturing, testing and distribution in one purpose-built location within an established advanced manufacturing and engineering cluster.

The project underlines the value of aligning location, specification, and cost from the earliest stages.
