The Construction Leadership Council recently released updated guidance on Building Control Approval Applications for Higher-Risk Buildings.

The new documentation explains some of the new terminology such as ‘Approval with Requirements’, which allows the Regulator to agree to the submission of a partially complete design.  The new guidance is more comprehensive than the previous information available via the Government’s webpages.  Notably, the guidance includes practical examples of documentation that illustrate best practices and provides improved signposting for applicants to present their compliance evidence to the Registered Building Inspectors (RBI).

This updated guidance should be utilised for upcoming Higher-Risk Building (HRB) applications with immediate effect to help a successful progress through the Gateway process.

We are noting reports online and on projects we are involved with, where the BSA Lead, their internal team, and the external Multi-Disciplinary Team (MDT), including the Registered Building Inspector have made themselves available for specific queries on a HRB project.  This direct engagement marks a positive shift from the previously ‘arms-length’ communication approach and is welcome.
