Monaghans has provided project management and cost management services to Incipio Group Limited across five hospitality projects at Olympia London, helping deliver a major part of the estate's new food and beverage offering as part of its £1.3 billion transformation.
From a Japanese restaurant and rooftop cocktail bar to a Mexican rooftop venue, Italian restaurant and multi-brand food hall, the programme has brought a diverse collection of hospitality concepts to Olympia's new Canopy rooftop.
The programme spans a range of hospitality formats and scales.
Wolves of Tokyo is an 8,000 sq ft contemporary Japanese restaurant and rooftop cocktail bar, accommodating 300 covers, including a 125-capacity roof terrace.
Arbour occupies 15,000 sq ft across two levels and brings together four in-house Incipio brands: Fry Baby, Whammy Burgers, The Rambler and Café Modo.
Above Arbour sits Bar Arriba, a Mexican rooftop restaurant and bar, while Lillie's offers another rooftop destination centred around English sparkling wine, cocktails and British small plates.
Completing the restaurant portfolio is Juno, an 11,500 sq ft Italian restaurant with 265 covers, alongside a central production kitchen designed to support Incipio's venues across the estate.
Together, representing approximately 40,000 sq ft of Incipio's footprint at Olympia, the venues form a substantial part of the new hospitality offer at Olympia and make Incipio one of the estate's largest food and beverage operators and the UK’s largest Italian restaurant.
The scale of the individual venues was only one part of the challenge.
The five hospitality projects were delivered through a phased programme running from October 2025 through to October 2026, within the wider construction programme for Olympia's £1.3 billion redevelopment.
Crucially, the work was undertaken while the existing exhibition centre continued to operate.
For Monaghans, this required close coordination of project management and cost management across multiple venues, interfaces and delivery phases — while maintaining momentum towards fixed opening dates.
The venues occupy the Canopy rooftop, a new level created as part of the wider Olympia London transformation.
The redevelopment, covers 2.25 million sq ft across a 14-acre site, transforming Olympia into a mixed-use destination while retaining its role as a major exhibition venue.
Alongside the new food and beverage offer, Olympia is home to the British Airways ARC, the restored Grade II*-listed Pillar Hall, two hotels — Hyatt Regency London Olympia and citizenM London Olympia — and around 30 bars, cafés and restaurants.
The development also includes a new International Convention Centre and 550,000 sq ft of flexible office space at One Olympia, including some of London's largest office terraces.
Looking ahead, the 1,575-seat British Airways Theatre is scheduled to open in 2027 through a joint venture between the Shubert Organization and Trafalgar Entertainment. It will be the largest new theatre in London since the National Theatre opened in 1976.
The transformation also introduces 2.5 acres of pedestrianised public realm, including Emberton Walk, beneath glass canopies designed by Heatherwick Studio and SPPARC.
Today, these venues form part of a transformed Olympia London. A destination that combines culture, entertainment, hospitality, workplaces and public realm on a scale rarely seen in the capital. With an anticipated 10 million visitors annually, the development is set to become one of London's leading mixed-use destinations.
For Monaghans, the programme reflects the strength of a long-standing partnership with Incipio. Building on successful collaborations at The Libertine, The Prince and Pergola, this latest delivery demonstrates what can be achieved when trusted teams work together to bring ambitious hospitality concepts to life.
As Olympia enters its next chapter, we're proud to have played a role in creating vibrant spaces that will welcome visitors, support operators and contribute to the ongoing success of one of London's most exciting destinations.
